FAIRCAPE RETIREMENT

The Faircape Group was established more than 30 years ago as a leading property developer in the Western Cape. In addition, Faircape Retirement Holdings’ 6 luxury lifestyle villages, all found in prime locations across the Western Cape, are designed to meet your every need. Our Villages offer a selection of 1, 2 and 3 bedroom homes in tranquil garden settings, ensuring a secure and peaceful environment with facilities specifically tailored for the active retiree.

LIFE RIGHTS

Life Rights schemes are utilised by Faircape Retirement. With a Life Rights scheme, the holder has the right to occupy a specific property for the remainder of their life.

Advantages of a Life Right

Cost-effective

On top of there being no transfer duty or VAT payable on Life Right units, holders also bypass legal fees and are promised fixed levies. Included in this promise is the assurance of no special levies for the remainder of their lives.

The rights of all Life Right holders are protected

The Retired Persons Act provides a number of prerequisites for the benefit and protection of the Life Right holder, including levy transparency, restrictions of alienation and restrictions on the developer in respect of receipt of consideration.

Enjoy the privileges of ownership without the stress

Residents enjoy similar privileges to that of Sectional Title owners, however, the developer remains the sole owner of each unit and therefore carries the responsibility of external maintenance as well as the upkeep of the Village and its facilities. This relationship ensures that all facilities are kept to the highest standard.

Quick registration

There is no need to register with the Deeds Office each time the Life Right transfers from one holder to another. Provided the unit is not in need of refurbishment, this allows for the new Life Right owner to take occupation in as little as a few days. Say goodbye to the complicated paperwork and/or lengthy delays often experienced with Sectional Title transfers.

Estate planning

Upon termination of the Life Right, the estate is refunded much more quickly than if the property was a Sectional Title.

Depending on the Retirement Village, we (Faircape) accept residents from 60 or 65 years of age. This is subject to a medical examination being completed within 30 days of signing the Life Right agreement and may also be subject to additional interviews being conducted. OUR GROUP CATERING MANAGER

At the heart of each of our Retirement Villages is the Clubhouse – a hive of activity and social interaction. Here, residents can enjoy delicious and nutritious three-course meals. In addition to the Clubhouse, each of our Retirement Villages has their own Cafe where both residents and their visitor/s can enjoy carefully curated, delicious meals.

Because our Catering Team works hard to ensure that meals are of the best quality with the freshest seasonal ingredients, the curation of dishes is subject to change.
